Alarm.com ADC-SWM150 Smart Water Valve and Meter 

The ADC-SWM150 is an ingenious addition to your z-wave smart home accessories. This smart water valve + meter is capable of monitoring the main water line coming into your home for leaks and usage throughout the home. Using Alarm.com's z-wave, you can open or close the valve inside using the Alarm.com app. Rules can be set in place to automatically shut the valve in the event that a leak is detected and can even be paired with a water sensor to automatically shut of the main water supply if that sensor is tripped.

Installation is fairly simple; the ADC-SWM150 ties directly into the main water supply of your home. Along with the main meter and valve unit, the SWM150 has a control unit that connects to the main valve, and from there has a transformer that plugs into your wall. Once installed, it can be paired to your z-wave hub using "add device" in your Alarm.com app. Once connected it allows full water flow monitoring and automatically detects leaks allowing you to monitor the water usage in your home from anywhere. 

NOTE: Additional parts required: Installation will require additional fittings to connect the ends of the valve to the pipe. The type of fittings needed will depend on the existing pipe size, material, and threading type as well as applicable plumbing codes.

IMPORTANT: Use of the ADC-SWM150 is dependent on a Commercial or Residential Interactive plan, WITH automation enabled, from Alarm.com.

  • Is there output capabilities on this device to shut down my constant pressure boost pump which is located after the device once I install it. I can use a normally open or normally closed signal to my pump controller. In the event the device closes the water I do not want my pump to continue to run. The documentation mentions "Note: The blue AUX cable is reserved for future use. It is recommended to leave this cable disconnected." Is this the way to do it?

    The blue wire still has yet to have a specific purpose, but we suspect that will be its use at some point when the day comes. For now, in this case, I think your best bet is to use another Z-wave relay device, and when the shutoff rule for the SWM shuts the valve, use another automation rule to close/open the relay so it shuts down your pump as well. 

  • Do you publish Pressure Drop/Flow Data across the valve?

    Alarm.com does not show pressure or precise flow readings from the meters, but it does show consumption in gallons. It monitors the flow rate to watch the averages and alert you if something is off, but you cannot visually see the metrics it watches. 

  • Will this allow irrigation bypass for sprinklers?

    Yes, the first few days of operation, the SWM150 only watches your water consumption to figure out what your typical usage looks like. If your sprinkler system is on a set timed pattern the unit will learn that during those times a lot of water will be used. However, if you change the timing of the sprinklers kicking on though you might need to recsync the unit.

  • What are the compatible with water sensors that can be paired to automatically shut of the main water supply if that sensor is tripped?

    When using this device, any flood sensor can be used as long as your alarm system is connected to Alarm.com service. The sensors do not pair with the water valve, but rather with the system, and the Alarm.com automation options are what trigger the valve to shut off.

  • How come I can shut off this valve manually and through the water sensors, but not on my app?

    You can shut it off via the app if you have an alarm.com plan that includes automation.

  • Can it be installed vertically or horizontal?

    Yes it can. Orientation does not affect the functioning of this product.

  • Is it using the home wifi or zwave via cellular

    It communicates via Zwave to a compatible alarm system.

  • Where can I get this in canada

    We ship to Canada. I've no idea where you could buy it locally though.
